SiteList Terms and Conditions

Last updated: October 26, 2026

1. Agreement to these Terms

These Terms and Conditions (the “Terms”) are a binding agreement between you and SiteList (“SiteList,” “we,” “us,” or “our”), the operator of the SiteList mobile application (the “App”), the SiteList websites — including our landing page and the hosted report pages created through the App (together, the “Site”) — and the related services we provide (collectively, the “Service”).

By downloading or using the App, joining our waitlist, opening a shared report link, or otherwise using the Service, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service. If you use the Service on behalf of a company or other organization, you represent that you have authority to bind that organization, and “you” includes both you and that organization.

2. What the Service is

SiteList is a documentation tool for people who walk properties — landlords and property managers, home inspectors, contractors, and real-estate professionals. The App lets you:

The App works without an account. Your reports and media are stored on your device, and nothing you create is uploaded to our servers unless you choose to create a share link, as described in Section 8. (The App does send anonymous crash reports and check for updates, as described in the Privacy Policy.)

3. Eligibility

You must be at least 18 years old, or the age of majority where you live, to use the Service. The Service is designed for business and professional use in documenting real property.

4. Your device, your data

Because SiteList stores your reports, photos, and videos locally on your device rather than in a cloud account:

5. License to use the App

We grant you a limited, non-exclusive, non-transferable, revocable license to install and use the App on devices you own or control, for your personal or internal business use, in accordance with these Terms and any applicable app store rules.

You agree not to: copy, modify, distribute, sell, rent, or lease the Service or any part of it; reverse engineer or attempt to extract the source code of the App, except to the extent a law permits it despite this restriction; interfere with or disrupt the Service; probe, scan, or test the vulnerability of our systems without written permission; or access the Service by automated means at volumes that burden it.

The App, Site, and Service — including their design, software, and branding, but excluding Your Content — are owned by SiteList or its licensors and are protected by intellectual-property laws. We reserve all rights not expressly granted. If you send us feedback or suggestions, you grant us a perpetual, irrevocable, royalty-free license to use them without obligation to you.

6. Free use and SiteList Pro

SiteList is free to use, without limits, for capturing photos and videos, organizing them into reports, marking up photos, and exporting PDF reports. SiteList Pro adds hosted web share links (with QR codes and optional passwords) and custom branding — your company name and logo — on your reports. You can purchase SiteList Pro inside the App as a monthly or yearly auto-renewing subscription or as a one-time lifetime purchase. Prices and what is included are shown in the App at the point of purchase.

Purchases are billed through your app store account (Apple App Store or Google Play). The app store’s own terms, payment processing, and refund policies apply to those transactions, and refund requests are handled through the app store. We never receive or store your payment card details.

Subscriptions. Monthly and yearly subscriptions renew automatically unless you cancel at least 24 hours before the end of the current period. You can manage or cancel a subscription at any time in your app store subscription settings; cancellation takes effect at the end of the period already paid for. A subscription may include an introductory free trial. If it does, the trial length and the price that applies afterward are shown in the App before you subscribe; you will not be charged if you cancel at least 24 hours before the trial ends, and otherwise billing begins when the trial ends. The one-time purchase is a single payment and does not renew.

We may change our prices or the features included in free and paid tiers. Changes apply prospectively and will not retroactively charge you for use that was free when it occurred.

7. Your Content

“Your Content” means the material you create, capture, or upload through the Service — photos, videos, annotations, issue titles and descriptions, locations and property addresses, report titles, and your company name and logo.

You own Your Content. We claim no ownership of it. So that we can operate the Service, you grant us a worldwide, non-exclusive, royalty-free license to host, store, reproduce, transmit, translate, and display Your Content, solely as needed to (a) provide the App’s features, (b) host and serve the shared report pages you create to the people who open your links, and (c) comply with law. For content hosted on our servers, this license ends when you revoke the relevant link, delete the content, or the link expires, except that copies may persist briefly in routine backups before being overwritten, as described in the Privacy Policy.

You are solely responsible for Your Content — including having the legal right to capture, possess, and share it, and for its accuracy. We do not review, verify, or endorse the contents of reports.

8. Share links

When you create a share link, the report content you selected is uploaded to our servers and published as a web page at a unique URL. Anyone who has that link — or scans its QR code — can open the page, unless you protect the link with a password. Treat share links, and any passwords you set on them, as sensitive: you control who receives them, and you are responsible for how they are further distributed by the people you give them to.

We host shared pages as a technical service to you. We may disable a link or remove hosted content that we reasonably believe violates Section 10, the law, or a third party’s rights.

9. PDF exports

PDF exports are generated from a report at a moment in time and do not change afterward, even if the report does. Once exported, a PDF exists outside the Service: you decide where it goes, and we have no control over — and no responsibility for — copies you distribute.

10. Acceptable use

You agree not to use the Service to:

11. Other people and other people’s property

Property documentation often takes place in occupied homes and workplaces. You — not SiteList — are responsible for:

12. Documentation, not professional advice

SiteList helps you record and communicate the condition of a property. It is a documentation tool only: it does not provide construction, engineering, inspection, legal, or insurance advice; it does not certify that a property is safe, compliant, or in any particular condition; and we do not guarantee that a SiteList report or PDF will satisfy the evidentiary or formal requirements of any law, lease, insurance policy, security-deposit regulation, or dispute process. You are responsible for making sure your documentation meets the requirements that apply to your situation.

13. Privacy

Our Privacy Policy explains what information the Service handles and how — in short: your content stays on your device until you explicitly share it, we show no ads, and we do not sell personal information. The Privacy Policy is part of these Terms.

14. Changes to the Service and to these Terms

SiteList is a young product, and its features will evolve; we may add, change, or remove features, including what is available in the free tier (subject to Section 6). We may also update these Terms. If we do, we will post the updated Terms with a new “Last updated” date, and for material changes we will give reasonable advance notice in the App or on the Site. Using the Service after updated Terms take effect means you accept them; if you do not, stop using the Service.

15. Suspension and termination

You can stop using the Service at any time. Deleting the App deletes the reports and media stored locally within it, and does not by itself revoke active share links — revoke those in the App first if you want them taken down (otherwise they expire on their own 90 days after creation).

We may suspend or terminate your access to the Service, or to specific features such as share hosting, if we reasonably believe you have breached these Terms, if required by law, or to protect the Service, our users, or the public — where practical, with notice. Sections that by their nature should survive termination (including Sections 7, and 16 through 21) survive.

16. App store terms

If you downloaded the App from the Apple App Store or Google Play, the following also applies: these Terms are between you and SiteList only — not with Apple Inc. or Google LLC — and Apple and Google are not responsible for the App or its content. Apple and Google have no obligation to provide maintenance or support for the App. In the event the App fails to conform to an applicable warranty, you may notify Apple, and Apple will refund any purchase price you paid for the App; to the maximum extent permitted by law, Apple has no other warranty obligation. Apple and Google are not responsible for addressing any claims relating to the App, including product-liability claims, claims that the App fails to conform to a legal or regulatory requirement, consumer-protection claims, or intellectual-property claims. Apple and its subsidiaries are third-party beneficiaries of these Terms and may enforce them against you. You represent that you are not located in a country subject to a U.S. government embargo and are not on any U.S. government list of prohibited or restricted parties. You must also comply with any applicable third-party terms when using the App.

17. Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WITHOUT LIMITING THE FOREGOING, WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE; THAT SHARED PAGES WILL BE CONTINUOUSLY AVAILABLE; OR THAT LOCALLY STORED CONTENT WILL NEVER BE LOST, INCLUDING THROUGH DEVICE FAILURE, LOSS, OR DELETION OF THE APP. SOME JURISDICTIONS DO NOT ALLOW CERTAIN WARRANTY EXCLUSIONS, SO PARTS OF THIS SECTION MAY NOT APPLY TO YOU.

18. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW: (A) SITELIST WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, LOSS OF GOODWILL, OR THE COST OF SUBSTITUTE SERVICES, ARISING OUT OF OR RELATING TO THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY; AND (B) OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF THE AMOUNTS YOU PAID US THROUGH THE SERVICE IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR FIFTY U.S. DOLLARS (US $50). THESE LIMITS DO NOT APPLY TO LIABILITY THAT CANNOT BE LIMITED BY LAW.

19. Indemnification

To the extent permitted by law, you will defend, indemnify, and hold harmless SiteList and its owners, employees, and agents from and against claims, damages, and expenses (including reasonable attorneys’ fees) arising out of Your Content, your use of the Service, or your violation of these Terms, the law, or the rights of any third party — including privacy or publicity claims by people who appear in media you captured or shared.

20. Governing law and disputes

These Terms are governed by the laws of the Commonwealth of Puerto Rico, without regard to its conflict-of-laws rules. The state and federal courts located in Puerto Rico will have exclusive jurisdiction over any dispute arising out of these Terms or the Service, and you and we each consent to venue and personal jurisdiction there. Before filing a claim, please contact us at support@sitelistapp.com — most concerns can be resolved quickly and informally.

21. General

These Terms, together with the Privacy Policy, are the entire agreement between you and SiteList about the Service. If any provision is found unenforceable, the rest remain in effect. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms without our consent; we may assign them in connection with a merger, acquisition, or sale of assets. Neither party is liable for delay or failure caused by events beyond its reasonable control. Section headings are for convenience only.
